📅 - The North American data center industry has entered a phase of unprecedented strain as vacancy rates plunge to historic lows and demand continues to soar. According to JLL's North America Data Center Report – Midyear 2025, the vacancy rate has dropped to just 2.3%, underscoring a profound imbalance between supply and demand.

With total inventory hitting 15.5 gigawatts (GW) and new projects struggling to keep pace, the industry is grappling with what JLL describes as a new reality: "power is the new real estate."
